The residents at a home in the Pleasant Acres neighborhood got clearance Wednesday to build a detached garage inside the rear lot setback.
The city’s Board of Adjustment and Appeals unanimously approved the request from Sally and Andrew Pearson for the property at 822 Pine Circle so they can build the structure.
The Pearsons sought the variance because the proposed structure would be a 25-foot encroachment onto the 35-foot setback requirement, placing it 10 feet from the property line.
City Planner Ben Griffith said city staff received positive feedback on the proposal.
Among the conditions city officials placed on the variance were that the encroachment not extend more than 25 feet into the rear yard setback, that the structure not be used as a dwelling space, that the applicant obtain a building permit and begin construction in 90 days and the variance will run with the land.
The property is in an R-1, or single-family, zone.
